A Beacon of Optimism: In a heartening turn of events, February saw a remarkable 7.6% increase year over year in the sale of single-family homes. This surge, totaling 6,221 units sold, reflects a growing confidence among buyers and sellers alike in the resilience of our local market.

By the Numbers: Here's a breakdown of the key figures:

    • Single-family home sales soared to 6,221 units, up from 5,781 units in the previous year.
    • Total property sales witnessed a robust growth of 7%, reaching 7,541 units compared to 7,074 units last year.
    • The average price for single-family homes rose to $400,252, marking a 4.1% increase from the previous year's $384,330.

  • Median home prices followed suit, climbing by 3% to $329,686 from $320,000.

A Tale of Two Markets: However, amidst the overall positivity, townhome and condominium sales experienced an 8.1% dip from the previous year, with 411 units sold compared to 447 units in February 2023. Despite this decline, prices in this segment surged upwards:

  • The average price for townhomes and condos rose by 5.5% to $258,587.
  • Median prices saw an even more impressive increase of 8.9% to reach $237,500.
